6 Drywall Installation Levels

The level of drywall finish that is appropriate for a commercial property will depend on the specific needs and aesthetic goals of the project. Here is a summary of the six levels of drywall finish, with a focus on their suitability for commercial properties:

Level 0: Unfinished: This is the most basic level of drywall finish, and it is often used in unfinished areas of a commercial property, such as utility rooms or storage areas. It is not sanded or painted, so it is not suitable for areas that will be visible to customers or clients.

Level 1: Scratch Coat: A scratch coat is a thin layer of drywall compound that is applied to the surface of the drywall to create a smooth, even finish. It is usually applied with a trowel or a putty knife and is used to fill in any imperfections or irregularities in the surface of the drywall. This level of finish may be suitable for commercial properties that do not require a highly polished appearance, such as warehouses or industrial buildings.

Level 2: First Coat: The first coat is a thicker layer of drywall compound that is applied over the scratch coat. It is used to smooth out any remaining imperfections and create a uniform surface. This level of finish may be suitable for commercial properties that do not require a highly polished appearance, such as office buildings or retail spaces.

Level 3: Second Coat: The second coat is applied over the first coat and is used to further smooth and refine the surface of the drywall. It is typically applied with a drywall taping knife to create a seamless finish. This level of finish may be suitable for commercial properties that require a higher level of finish, such as restaurants or hotels.

Level 4: Third Coat: The third coat is applied over the second coat and is used to create a very smooth and refined surface. It is typically applied with a drywall taping knife and sanded down to create a perfectly smooth finish. This level of finish may be suitable for high-end commercial properties, such as upscale retail stores or luxury hotels.

Level 5: Polished Finish: The polished finish is the highest level of drywall finish and is achieved by applying multiple coats of drywall compound and sanding them down to create a perfectly smooth and polished surface. This level of finish requires a great deal of time and attention to detail to achieve and is often used in high-end commercial properties that require a flawless, polished appearance.

There are various fixtures and processes involved in achieving the perfect result whether you’re renovating a commercial space or building a new one from scratch. Beams, boards, and blocks are essential for making a building stand tall and strong. But once the space is completed, it’s the finishing touches that will attract people’s attention most.

Commercial drywall installation is one of those finishes which makes a space look high-end and beautiful, but most people won’t notice drywall unless it’s poorly installed.

Uniformity

It’s most important when performing a proper drywall installation that the walls have a consistent appearance.

For example, if you’ve ordered a level 4 finish, you should get that consistently throughout all the walls. Inconsistencies in appearance are very easy to spot, particularly in light.

While some of the low levels of drywall finish may be used primarily in less visible areas like utility closets and storerooms, it is still appropriate for the finish to be uniform throughout the entire room.

Perfection

Your commercial drywall installation is the final line of defense against any flaws that were created during the framing process.

If you use the right drywall and mudding drywall techniques, even if you start out with a rough canvas, you can achieve a smooth finish.

It takes a talented, experienced, and proper drywall installation team to accentuate the beautiful qualities of a space. And the better your space, the more perfect you should expect from your drywall installers. A high-end condo may depreciate in value without having a perfect level 5 high-end finishes.

Commercial spaces require more moving parts than most people realize.
